What actually makes a home healthy.

Six systems decide whether your house helps you or quietly works against you. Most of them are invisible by the time you walk through the front door.

The Air You Breathe

You take roughly 20,000 breaths a day. Most of them happen indoors.

A standard home is built with materials that off-gas formaldehyde and VOCs for years, then sealed up with no plan for ventilation. The air simply recirculates.

What standard construction does

  • Fiberglass and spray foam insulation off-gas formaldehyde at dangerous levels.
  • No ventilation standard exists. Bath fans are treated as the whole strategy.
  • CO2 builds up in bedrooms overnight with nowhere to go.

How we build instead

  • 100% wool insulation whose amino acids irreversibly bond with formaldehyde and filter it out of the air.
  • Whole-home two-stage air purification plus HEPA filtration.
  • An energy recovery ventilator (ERV) that continuously exhausts stale air and replenishes it with conditioned fresh air.
  • Mineral paint that is vapor-open, letting walls breathe with the wool.

The Water You Drink & Bathe In

You absorb more chlorine in a ten-minute shower than from a day of drinking tap water.

There is no filtration standard in residential construction. What arrives at the meter is what arrives at your shower head.

What standard construction does

  • No minimum standard for pipe grade, so microplastics leach from cheap lines.
  • Fluoride, chlorine and sediment pass straight through to every fixture.
  • Reverse osmosis, when used, strips minerals and leaves water acidic.

How we build instead

  • Whole-house sediment and dedicated fluoride filtration feeding every shower, sink, hose and fixture.
  • A 6-stage high-alkaline remineralizing reverse osmosis system at the kitchen.
  • Copper lines from the RO system to the tap so no microplastics leach into your drinking water.
  • Only Uponor Pex A, the highest quality pex pipe on the market.

What Your House Is Made Of

A house is thousands of material decisions. Most of them are made for you, by price.

Pressboard, MDF, LVP and high-VOC finishes dominate modern construction because they are cheap, and they off-gas into your living room for years.

What standard construction does

  • Hollow core MDF doors and MDF trim hold moisture, break down, and off-gas glue adhesives.
  • Cabinet boxes of pressboard use formaldehyde-heavy glues that take years to stabilize.
  • Pre-catalyzed lacquer and enamel paints are high-VOC chemical-ridden products.

How we build instead

  • Solid wood doors, solid wood trim with integral tenon joinery, baltic birch and solid wood cabinetry.
  • VOC-free, carcinogen-free finishes formulated for the chemically sensitive, safe to breathe from the moment they are applied.
  • Solid hardwood floors, organic wool carpet and hemp carpet pad.
  • Natural stone tile and mineral paint pigmented with iron, cobalt and titanium dioxide.

Moisture, Mold & Building Science

Mold is not bad luck. It is a predictable outcome of a poorly detailed assembly.

Water gets into a house in four ways. Standard construction has a plan for one of them.

What standard construction does

  • Lumber is closed into walls wet, with no moisture check required.
  • Flat, unprotected window sills channel water into the frame.
  • Vented crawl spaces feed humid air upward. Up to 20% of your indoor air comes from below.
  • Oversized HVAC units short-cycle and leave humidity behind.

How we build instead

  • All lumber checked and documented below 12% moisture content before walls close.
  • Pitched sills with the weather-resistant barrier continuous through sill and frame, and full-thickness rain screens behind all brick and stone.
  • Fully encapsulated crawl spaces with a dedicated high-efficiency dehumidifier.
  • Manual-J load calculations, central dehumidification, and an active forced-air shower drying system.

Light, EMF & Sleep

Your home should help you sleep, not quietly work against it.

Wiring, meters and cheap lighting are specified for cost, not for circadian rhythm or exposure.

What standard construction does

  • No standard exists for surge protection or EMF exposure.
  • Smart meters and panels are commonly placed on bedroom walls.
  • Low-quality LED wafer lights flicker and interrupt circadian rhythms.

How we build instead

  • Meterbase and panels relocated to the garage to limit exposure.
  • A bedroom Wi-Fi shutoff switch; hardwired connections keep working.
  • Incandescent or flicker-free LED bulbs used exclusively.
  • Whole home surge protection as standard.

Structure You Can Feel

A healthy home should also feel solid underfoot.

Code is a minimum, not a goal. Most homes are built exactly to it.

What standard construction does

  • High deflection ratings are the standard design criteria, causing a very bouncy floor.
  • No standard for air and bug sealing at the sill plate, soffit, or window penetrations.
  • No standards for framing material quality.

How we build instead

  • Floor systems designed to twice the code minimum L/360 deflection rating.
  • Multi-stage sill plate sealing, soffit sealing, and a 3-stage seal at every window penetration.
  • Kiln-dried lumber and the Zip air and moisture barrier sheathing system.
  • Garage-to-house air sealing so exhaust fumes never enter the home.
