The value of our standards.
Fifteen trades. For each one, what the industry accepts, and what we require instead.
Industry standard
- High deflection ratings are the standard design criteria causing a very bouncy floor.
- No standard for air and bug sealing.
- Windows are set on a flat unprotected window subsill.
- No lumber moisture checks are required.
- No standards for framing material.
Kingdom Builders standard
- All floor systems are designed to have twice the code minimum standard deflection rating of L/360, resulting in an incredibly stiff, solid floor system.
- An extensive air and bug sealing system is implemented. Sill plate multi-stage sealing, soffit sealing, and 3-stage seal at all window penetrations. No vented attic spaces are permitted.
- Pitched window sills are standard with the weather resistant barrier continuous through the window sill and frame.
- Lumber moisture content is checked and documented prior to closing up the walls. All lumber must be <12% moisture content. This prohibits mold, mildew and bacterial growth inside the walls.
- Termite shield comes standard on foundation walls.
- All lumber is kiln-dried resulting in a dry and more stable product.
- Zip air and moisture barrier sheathing system is used. These structural panels provide exceptional sheer resistance and a superior weather resistance barrier (WRB).
- Air sealing between garage and house to prevent exhaust fumes from entering the home.
Industry standard
- No standards for surge protections or EMF exposure.
- Low-quality LED wafer lights are typical, resulting in interrupted circadian rhythms.
Kingdom Builders standard
- Whole home surge protection.
- The Wi-Fi shutoff switch in the bedroom allows Wi-Fi to be shut off each night to limit EMF exposure.
- Electrical meterbase and panels are placed at the garage to limit EMF exposure from new smart meters.
- Incandescent light bulbs or flicker free LED light bulbs used exclusively.
Industry standard
- No minimum standards for pex series/grade.
- No filtration standard.
- No consideration in the industry.
Kingdom Builders standard
- Only Uponor Pex A is used for plumbing. This is the highest quality pex pipe on the market.
- Whole house sediment filter and fluoride filters are installed to provide clean, healthy water to all showers, sinks, garden hoses, and fixtures.
- 6-stage point of use high alkaline pH remineralizing reverse osmosis water filtration system installed in the kitchen for all ice makers and drinking water.
- Copper water lines are installed between the reverse osmosis filter and the water tap to maintain water quality and prevent microplastics leeching into the water.
Industry standard
- No HVAC calculations are completed. Blanket sizing calculations are used.
- No dehumidification standards.
- No air filtration standards.
- No ventilation standards.
Kingdom Builders standard
- Manual HVAC calculations are completed as a standard practice. This is rare in the industry because of the time it takes. Without a manual-J calculation to determine unit size, overcooling often happens and condensation on the supply line will result in mold and bacteria growth.
- An oversized unit creates humidity. An undersized unit never stops running. Wrong size = mold problems.
- Central dehumidification for the entire home maintains air quality and inhibits mold and bacterial growth.
- Central active air purification is installed in addition to HEPA air filters.
- Due to our exceptionally tight-built homes, instead of traditional bath exhaust fans an energy recovery ventilator (ERV) is installed. This system continuously exhausts stale air and replenishes it with conditioned fresh air in a balanced manner to maintain high-quality air throughout the entire home.
- This system has been proven to increase sleep quality tremendously by exhausting the CO2 we are breathing out all night in our sleep and providing us with fresh air.
Industry standard
- Fiberglass or spray foam insulation is standard. Both off-gas formaldehyde at dangerous levels.
Kingdom Builders standard
- The insulation in our walls is the single largest building material by volume. Kingdom Builders insulation package has the natural God-given ability to act as a home's air filter. This is achieved by using 100% wool insulation.
- Wool insulation's amino acids irreversibly bond with formaldehyde and filter it out of the air. The keratin in the wool prevents the spread of any existing mold and mildew. Wool absorbs and releases airborne water vapor against 65% relative humidity.
- Wool insulation's natural properties exceed that of standard fiberglass insulation and open cell spray foam insulation with an R-value of 4.3 per inch.
- Additionally, wool is fireproof. It's rated at class A - ASTM84 test. The highest fireproof rating class.
Industry standard
- No standard for drip edge.
Kingdom Builders standard
- 24 gauge aluminum drip edge and flashings. This ensures water is sent away from the fascia boards, preventing rot and bacteria growth.
- All efforts are made to bring vents and other penetrations out the wall, not the roof. This limits the vulnerable typical fail points of roofs.
- All gutters are hard piped down and away from house.
- Splash guards are installed at the base of all valleys and other high-volume areas.
Industry standard
- Vented crawl spaces with no dehumidification are standard.
Kingdom Builders standard
- Sealed encapsulated crawl spaces come standard because they are critical to a healthy home. Without encapsulation and a high-efficiency dehumidifier, microbial growth is inevitable. Up to 20% of the air in our homes comes from the crawl space.
Industry standard
- Brick and stone are typically applied directly to Tyvek or other weather resistant barrier.
Kingdom Builders standard
- Pitched window sills are standard, with the weather-resistant barrier continuous through the window sill and frame.
- All brick and stone are installed with a full-thickness rain screen to prevent moisture accumulation, which causes unknown rot, mold, etc.
Industry standard
- Pressboard or low-quality MDF. Both use high levels of formaldehyde in the glues. These take many years to fully stabilize and finish the off-gassing period.
- Standard enamel paint or pre-catalyzed lacquer. Both of which are high-VOC chemical-ridden products.
Kingdom Builders standard
- All cabinetry is built of high-grade baltic birch plywood boxes, and all doors and drawers are made of solid wood.
- All cabinetry is finished with a VOC/carcinogen-free finish, specifically formulated for the chemically sensitive. This paint product is safe to breathe from the time it is applied.
Industry standard
- Hollow core MDF doors.
- MDF trim is the standard millwork package.
- No standard for joinery.
Kingdom Builders standard
- Structural core solid wood doors throughout the home. Wood doors will never off-gas and provide a solid feeling door with a high-end look.
- Only solid wood trim will be used. No pressboard or MDF, both of which are susceptible to holding moisture, breaking down, and off-gassing the adhesives in the glues.
- All trim joinery uses integral tenons which provide stable joints.
Industry standard
- Luxury Vinyl Plank (LVP) flooring is the new standard because of its price point.
- When hardwoods are used, high VOC/carcinogenic finishes are the standard.
Kingdom Builders standard
- Solid wood hardwoods installed throughout the home.
- Hardwood floors do not off-gas any chemicals. They add structural mass to the home and are a safe surface to walk barefoot on.
- Full glue down and nail hybrid installation. The glue-down installation creates an acoustically quieter floor and a vapor closed system improving resistance to cupping or shrinking. This also prevents unfiltered air from traveling into the home from the crawl space.
- Kingdom Builders only uses stain and polyurethane which are VOC free and specifically designed for the chemically sensitive.
Industry standard
- Typically, tile is applied to sheetrock around tub surrounds or raw cement board in showers.
- Tile is applied directly to subfloor.
Kingdom Builders standard
- All tile is installed using the top-of-the-line Schluter waterproofing system. This system is a health-conscious option because it is naturally hydrophobic, so it will never unknowingly hold moisture and mold like cementitious alternatives.
- All floor tile is installed using Schluter's de-coupling membrane to prevent cracks and settlement.
- An active shower drying system is implemented. This system uses forced air to dry the floors and walls of the shower before mold or mildew can grow. This results in a shower that requires tremendously less cleaning.
Industry standard
- Latex paint is standard, a vapor-closed product that traps moisture in the wall assembly.
Kingdom Builders standard
- Mineral paint is used on all interior sheetrock, as well as all exterior fiber cement and brick masonry. Our mineral paint is formulated and colored with naturally occurring elements. This results in durability and color depth like no other paint on the market. These pigments that occur in nature never fade. The entire paint finish is completely “inert” and cannot be degraded. Unlike latex paint, mineral paint is a vapor open product and works in conjunction with the air filtration and humidity controlling properties of wool insulation.
- We are a dealer for a VOC-free paint brand that we use exclusively for all interior trim, cabinets, and stain/polyurethane. All product lines are uniquely formulated to eliminate toxic emissions and prevent poor indoor air quality.
Industry standard
- Microwave is a standard built-in appliance.
Kingdom Builders standard
- All homes will come standard with a steam oven and no microwave.
- Infrared, red light therapy saunas are often integrated into our floor plans to give the future occupant access to the anti-inflammatory, detoxification, and other healing benefits of sauna therapy.
Industry standard
- No standards for what chemicals clean the home.
Kingdom Builders standard
- Only Branch Basics cleaners will be used to clean the home. No toxic cleaners are used for our construction cleans.
